As a self-employed, 1099 contractor I had sufficient monthly income, decent credit and my personal banker told me that he was confident that my wife and I could get a loan. So we found a house, signed a contract with a 45 day closing date. Then the nightmare started when MY LOCAL BANK OF 20 YEARS SAID NO TO MY LOAN! In summary, they could not offer financing because I had taken too many deductions which lowered taxable income and could not proceed? So I went back to the Realtor and requested my money back. There response. I needed a letter of denial from my bank. If not, the seller was going to keep my deposit at the end of the contract period which had 11 days left. The bank gave me a courtesy letter but the Realtor "who I think was conspiring with the seller to steal my deposit" said it had to be an actual letter from underwriting?? I could not provide such a letter since my bank never submitted my loan to their underwriting department. Luckily, in searching the Internet I found a website www.1floridalending.com that said WHEN BANKS SAY NO, THEY SAY YES and spoke to one of their advisers who completely understood my situation and said they could offer me a bank statement loan which did not require tax returns and could provide me with a conditional loan approval within 8 days so that I could request an extension from the seller.
