Term: 60 months, interest only, plus escrows
Interest Rates and Occupancy Requirements
•
Interest Rates: 9.75% for residential investment properties and 10.25% for
commercial properties.
•
Occupancy: Residential properties are eligible only if they are investment
properties. Commercial properties may qualify whether they are owner-user or
investment assets.
Occupancy Guidelines
•
Residential: Investment properties only are eligible for consideration.
•
Commercial: Both owner-user and investment commercial properties may qualify.
Funder/Investor Origination Fees
•
Origination fee of 2% of the loan amount applies to all applicable loans that are paid
by you directly for our funding services at closing
1st Florida Lending (“FFL”) Broker Referral Fees

Our Broker origination fee is 2% of the loan amount, as is in addition to the Funder
Origination Fee paid to FLL by the Funder at closing
Property Title Requirements
All property titles must be held in the name of a domestic LLC or corporation.
Due Diligence Fees

Residential properties: $595 (due upon issuance of commitment)
•
Commercial properties: $795 (due upon issuance of commitment)
Pre-payment Penalty
The pre-payment penalty is set at 3% if the loan is paid off in the first year. After the first
year, there is no pre-payment penalty.
